Plumbing in a let property is rarely about the pipe. It is about who pays. A leak discovered during check out is a deposit dispute. Damp appearing in the unit below is an insurance matter and a neighbour who is now involved. A snag that passed handover three years ago is a conversation with the developer that nobody wants to open.

So the deliverable is evidence, not opinion. Dated photographs, a written finding in plain language, and a clear statement of what failed. Where the cause cannot be established from what we can see, we say that too. An engineer who confidently blames a tenant for a perished seal is helping nobody and will not survive the first challenge.

Between tenancies is when this work is cheap. A void week is enough to prove the supply holds pressure, exercise the valves, have the whole system surveyed and written up, and put right what would otherwise become somebody's emergency at midnight.
