An FM team is not buying a repair. It is buying certainty about when someone arrives, who that person is, and whether the ticket can be closed afterwards without a second visit. The engineer who attends and then reports back through three people has already cost you more than the part did.

What we hand back is evidence. A dated attendance record, photographs of the fault and the repair, camera footage where a line was surveyed, and measured readings rather than impressions. Gauged pressure, sludge depth, sump pump run test. Your building owner can read it, and so can their insurer.

Reactive work is where FM contracts bleed. We would rather set a planned inspection schedule against the assets that actually fail, and escalate the ones that will, than attend the same riser four times a year.
