What Drives the Cost of Leak Detection

Leak detection cost is driven by how much has to be eliminated before the leak can be pinpointed. Property size, the number of circuits to isolate and test, whether the loss is on supply or drainage, and whether the run is buried under paving or sitting in a ceiling void.

What the engineer is actually paying for in time

Detection is elimination. Each circuit is isolated, pressure tested and listened along. A one bedroom apartment has few circuits and short runs. A villa with irrigation, a pool circuit, outdoor showers and a long buried supply from the boundary has many, and each one has to be ruled out before the survey narrows. That difference in scope is the difference in cost, and it is knowable only on site.

What changes the method

A leak under a ceiling void can often be found with a thermal camera in minutes. A leak under a tiled floor on a screed needs acoustic listening, and sometimes tracer gas when the acoustic signature is drowned out by traffic or a pump. Tracer gas costs more because the consumable costs more and the preparation takes longer. Nobody chooses it first.

Why a phone quote should worry you

A firm price given before anyone has seen the property is either padded to cover the worst case, or it is a number designed to get a van to your door, after which it changes. What a reputable firm will tell you on the phone is the survey rate and what would extend it. Ours does that, and then the engineer confirms the scope before starting the survey.

Common Questions

Will detection cost more than the repair?

Sometimes, and that is not a scandal. Finding a leak precisely is often the harder half of the job, and the alternative, opening floor until the water appears, costs far more in reinstatement than the survey ever would.

Do I pay if you cannot find the leak?

Discuss that with any firm before booking. A survey that eliminates the supply side and proves the loss is elsewhere has done real work and delivered a real answer, even though it did not end with a mark on a wall.

Does the cost change if the leak is outside?

It changes the method. Buried lines under lawn or paving need surface listening and sometimes a correlator, and access takes longer. The survey is not automatically more expensive, but it is rarely quicker.
