Repair or Replace Your Water Heater

Find where the water is coming from. A drip at a fitting, the relief valve or the element flange is a repair. Water weeping from the cylinder body itself means the tank wall has corroded through, and no repair holds. That single distinction settles most cases.

The tank decides, not the age

People ask how many years a heater should last, but age only shifts the odds. What matters is whether the pressure vessel is sound. Dry the outside of the cylinder completely, wait an hour, and look again. Water reappearing on the body, rather than running down from a fitting above it, is corrosion from the inside out. That heater is finished whatever its age, and fitting a new element to it wastes the element.

When repair is clearly right

A heater that trips the breaker, produces lukewarm water, takes too long to recover, or drips from the relief valve is almost always repairable. Those symptoms point at the element, the thermostat, the thermal cut out or the valve, and every one of them is a part rather than a vessel. Testing takes an engineer under an hour and answers the question properly.

The honest grey area

The awkward case is a sound tank on a heater whose spare parts have left the market, or one so undersized for the household that it runs continuously. Neither is broken. Both are costing money quietly. Sizing a correct replacement is usually the better answer there, and an engineer who tells you otherwise without checking the tank has not looked.

How long should a water heater last in Dubai?

Long enough that age alone should not condemn one. Hard water shortens it, and a heater that has never been flushed shortens it further. Check the tank rather than the installation date.

The relief valve drips constantly. Is the heater dead?

Usually not. A dripping relief valve is often the valve itself, or excessive incoming pressure, which points at a pressure reducing valve rather than the heater. It is worth diagnosing before replacing anything.

Can a corroded tank be welded or patched?

No. A storage cylinder is a pressure vessel, and once the wall has thinned enough to weep in one place it has thinned elsewhere. Patching it moves the failure a few centimetres.
